Overview

This course examines why the process is important and when it should be a part of the overall credit analysis, along with what elements and steps go into the actual ESA itself and, subsequently, what information and recommendations will generally appear in the corresponding report. We will look at an example ESA Phase I to practice finding and interpreting key information in the report. Lastly, we will walk through a series of review questions to reiterate important concepts.

Content

This course teaches learners how to assess environmental risks as part of the credit evaluation process. Participants will explore the importance of environmental due diligence, learn to identify potential environmental risk factors, and understand the steps involved in conducting Environmental Site Assessments (ESAs). Through practical examples, including interpreting a Phase I ESA report, learners will gain the skills to recognize environmental liabilities and incorporate these considerations into credit decisions, particularly in real estate lending scenarios.
