Content

This course teaches learners how to build a fully integrated financial model for a real estate development project using Excel. Beginning with the acquisition of land, the course follows the full development lifecycle—including zoning, pre-development, construction, and eventual sale or lease stabilization. Learners will build detailed schedules for revenue, costs, and loans, and will calculate key metrics such as net operating income (NOI), cap rate, IRR, and property value. The course also covers loan funding mechanics, interest calculations, repayment structures, and includes a module on joint venture waterfalls. It concludes with the creation of a professional one-page investment summary and dashboards to present the model outputs clearly and effectively.
